How do commercial cleaning contracts actually get won?

Not the way domestic cleaning does. Nobody signs a €2,000-a-month office contract off the back of a nice homepage. What happens is that a facilities manager, an office manager or a landlord's agent draws up a shortlist of three or four, and your website decides whether you make that list.

They are checking specific things, and they are checking them fast. Do you already clean premises like theirs — offices, a medical practice, a gym, a food unit? Do you carry public liability, and for how much? Are your staff vetted and trained? Can you work outside business hours? Can you cover the whole building, or only part of it? A site that answers those in plain words gets shortlisted by someone who has never spoken to you.

The other half is the search itself. They type the sector and the area — "office cleaning Dublin 2", "contract cleaners Sandyford", "medical practice cleaning Cork". Naming the sectors you serve and the areas you cover is what puts you in front of that search. Most cleaning company websites say "commercial and domestic cleaning services" and match none of it. If yours is invisible, the causes are usually simple: see why your business is not showing up on Google.

Should I put prices on a cleaning website?

Contract cleaning is priced per job — square footage, frequency, hours, what is in scope — so a rate card is neither realistic nor useful. But refusing to indicate anything at all costs you enquiries, because a facilities manager with a budget has no way of knowing whether you are in their range until they have spent time on a call.

The middle ground works better than either extreme. Say how you price — per hour, per visit, per square metre, whatever it actually is. Say what a typical small office contract starts around. Say what is included as standard and what is charged separately: consumables, periodic deep cleans, window work, waste. That is enough for someone to self-qualify without you committing to a number you cannot honour.

Then make the quote request do some work. Ask for the type of premises, the approximate size, how many days a week, and when access is possible. Four fields, and every enquiry arrives with enough detail to price properly or to decline quickly — instead of a bare "how much for cleaning?" that costs two phone calls to resolve.

What should a commercial cleaning website have on it?

A facilities manager shortlisting contractors is checking specific things. These six do most of the work.

Your insurance cover, stated up front

Public liability and employer's liability are the first thing a facilities manager asks about. Say on the site what you carry and that current certs are available on request. Confirm the cover levels you need with your broker before you publish anything.

How your staff are vetted

Corporate clients want to know who is walking around their building after hours. Describe your process — Garda vetting, right-to-work checks, reference checks, uniforms and photo ID — in plain sentences rather than one word buried in an about page.

Health and safety documentation

A safety statement, site-specific risk assessments, method statements, chemical safety data sheets and training records. You don't need to publish the documents. You do need to say they exist and that you'll supply them with a tender.

Service-level detail, not adjectives

"Reliable and professional" is on every competitor's homepage. Cleaning frequencies, task specifications, supervision, cover for sickness and holidays, and who the client rings at 7am when something goes wrong — that's what gets read.

The buildings and sectors you actually clean

Offices, schools, medical practices, food production, industrial units, apartment blocks — each is a different search and a different buyer. Name the sectors you serve and the counties you cover in real text on the page.

How much does a website for a commercial cleaning company cost?

How do I get my cleaning company found on Google?

Two separate things. A verified Google Business Profile puts you in the map results and is free — we set it up on every plan. Then your site needs the actual words people search written in plain text: "office cleaning Dublin", "contract cleaning Cork", "school cleaning services". Do I need a website to be taken seriously in a tender?

A tender is won on the submission, not on your homepage. But the buyer almost always looks you up before or during the process, and an empty search result or a dead site raises a question you then have to answer. Treat the website as the thing that survives the meeting — the place the evaluator goes back to when they're comparing three names a week later.

What do facilities managers actually check before shortlisting?

In our experience the same short list comes up: are you insured, are your staff vetted, do you have a written safety statement, can you cover the hours, and can you name similar buildings you already clean. If the site answers all five, you get the call. If it answers none, you get compared on price with everyone else who sent an email.

How do I win contracts instead of once-off jobs?

Write for the contract buyer rather than the householder. That means pages about scheduled office cleaning, out-of-hours cover, TUPE and staff transfer, supervision and reporting — not "deep clean from €X". Once-off enquiries follow price. Contract enquiries follow evidence, so the site has to carry the evidence.

Should we publish our rates?

For contract cleaning, usually not — pricing depends on square footage, frequency, specification and hours, and a headline rate invites the wrong comparison. What works better is explaining how you price: what drives the number, what a site survey involves and what's included in the rate. That answers the question without starting an auction.
